Envision has given us nothing but nightmares. I am an agent in
Calgary and have sold over 10 units with envision involved. The worst
was an estopple certificate that proves there is no law suits and fees
are paid up. They did provide an estopple and lied on it. there was
infact a law suit. my sellers who owned in an envision managed
building had a firm sale and bought a house. the day before move in
day. The Lawyers killed the deal and the buyers walked! leaving my
seller with 2 places he couldn't afford. Every time we order condo
docuements we always call as soon as we list a place. we ask how long
for a regular order for a full set of docuements. 2 Weeks! they
say. If you want them before that it is 2 and 3 times the price.
Totaly taking the condo sellers for evrything on the way out the door.
That can add upto $400! for PAPER. he never returns our calls and is
not helpfull at all.

This company has very low standards and abuses condo funds - do not
trust.
RECA The Hearing Panel found conduct deserving of sanction in that:
- Mr. Barron failed to comply with the Code of Conduct, contravening
section 21(1)(a) of the Real Estate Act Rules
- Mr. Barron failed to ensure the business of the brokerage is
carried out competently and in accordance with the Act, the Bylaws,
and the Rules, contravening section 21(1)(e) of the Real Estate Act
Rules
- Mr. Barron failed to ensure the required trust accounts and trust
account records and maintained in accordance with the Act, the Bylaws,
these Rules and the law as it relates to trustees, contravening
section 21(1)(g) of the Real Estate Act Rules

- Envision failed to keep complete and accurate financial records,
contravening section 25(1)(d) of the Real Estate Act
- Envision failed to act in accordance with a client’s lawful
instructions, contravening section 2(b) of the Code of Conduct
- Envision acted outside the scope of authority given to them by the
client, contravening section 2(c) of the Code of Conduct
- Envision failed to clearly disclose the cost of their services to
clients prior to signing an agreement, contravening section 5(a) of
the Code of Conduct
- Envision failed to be professional in dealings with the public and
other industry members, contravening section 7 of the Code of Conduct
- Envision participated in fraudulent or unlawful activities in
connection with real estate or mortgage transactions, contravening
section 7(a) of the Code of Conduct
- Envision failed to identify the balances owing to each client in a
trust or pooled trust account and to reconcile monthly the trust
liability to the reconciled bank balance as of the date of the bank
reconciliation, contravening section 38(2) of the Real Estate Act
Rules
- Envision failed to include any accounting of the pooled insurance
premium disbursement account in the accountant’s report submitted to
the executive director, contravening section 42 of the Real Estate Act
Rules
- Envision paying the brokerage’s personal or general office
expenses, commission, or other remuneration payable to the brokerage’s
own authorized officials, brokers, associate brokers or agents, out of
a trust or a pooled trust account, contravening section 45 of the Real
Estate Act Rules
- Envision failed to designate the pooled insurance premium
disbursement account as a trust account, contravening section 51(c) of
the Real Estate Act Rules
- Mr. Barron and Envision failed to cooperate with a person
conducting an investigation, contravening section 38(4) of the Real
Estate Act
- Mr. Barron and Envision failed to cooperate fully with, and provide
any information requested to, any representative of RECA carrying out
their responsibilities under the legislation, contravening section
7(d) of the Code of Conduct.
The Hearing Panel ordered Mr. Barron and Envision to pay a fine of
$17,000, costs in the amount of $12,000 and Mr. Barron is to complete
an educational requirement.
